RERA is just a paper tiger for Gurugram buyers?
₹1.8 Cr for a 3BHK on Dwarka Expressway is what I'm eyeing at Orris Carnation Residency, but I'm getting cold feet about the legal stuff. I'm trying to check their RERA registration, but honestly, what exactly am I looking for beyond the number? My parents keep saying builders always find loopholes. Are there specific red flags on the RERA site or with the builder's documents I should really watch out for? Not sure if I'm missing something crucial. And those builder-buyer agreements... they seem so one-sided. What are the common clauses that totally screw over the buyer? If a builder like Diplomats Group delays, does RERA actually help, or is it just a long, drawn-out process that doesn't really protect us? Is filing a RERA complaint even effective in Gurugram, or is it just on paper? What's your experience with RERA here?

Totally understand your cold feet! ₹1.8 Cr is a huge amount. I was checking out Orris Carnation too, the location is great. But this Diplomats Group having zero projects, that's a massive red flag for me. How can we trust a builder with no track record for such a big investment?
This is why I'm looking at ready-to-move options only, even if they're a bit more expensive. The risk with new builders, especially in a market like Gur
Exactly! Diplomats Group with zero projects is a huge gamble. ₹1.8 Cr is not some chillar paisa. I wouldn't touch it. What if they run into funding issues and the project gets stuck?
Yaar, I'm also eyeing a 3BHK on Dwarka Expressway and Orris Carnation looks tempting. But RERA ka naam sunke hi darr lagta hai. Is it really just a showpiece in Gurugram? My friend lost his booking amount with another builder near Airport Road, RERA did nothing.
Aur builder-buyer agreement toh aise hote hain jaise unhone hi likha ho sab apne favour mein. Pure one-sided, nothing for the buyer.
Sahi keh rahe ho. Mera ek cousin ka project near Basai bhi delay ho gaya tha. RERA se notice toh mil gaya, but actual compensation was peanuts compared to the mental stress and rent paid. It feels like a showpiece sometimes.
Haan bhai, same experience. RERA bas naam ka hai, especially when builders have political connections. It's so frustrating for us first-time buyers.
