Visited Amrapali Zodiac again last weekend, looking for a 3BHK for my family. My wife's priority is a safe area and good schools nearby, maybe Sector 137 or 150. Everyone talks about RERA protecting buyers, but honestly, I'm not convinced it's that effective for average folks. UPRERA says they're targeting 400 approvals, sure, but what about actual enforcement when builders like Hale Realtors Pvt. Ltd. delay projects? I've heard so many stories, and RERA complaints just drag on for years. Is it really helping with possession delays or just adding another bureaucratic layer? We're looking at projects around ₹1.2 Cr, and I just can't risk my life savings. Should I be more worried about checking the builder's past legal cases and title documents myself rather than solely relying on RERA? Change my mind.
