But what about the current market conditions in Noida Extension? Prices have gone up, and even with delays, is it still a good investment long term? I'm looking at a project in Alistonia Estate, but now I'm having second thoughts after reading all this.
Long term mein theek hai but short to medium term mein phans sakte ho, especially with these builders.
U5, current market mein demand toh high hai, especially for ready-to-move. But for under-construction, delays are a huge risk. Alistonia Estate mein prices are good, but check the builder's track record thoroughly. Don't just go by location.
RERA ne kuch cases mein relief di hai, but mostly it's a long process. Quick resolution toh expect mat karo.
SGP Antalya Heights ka toh haal hi kharab hai. I've been tracking Kutumbh Buildwell Llp for a while now. They have a history of delays. My cousin had a similar issue with another project of theirs near Ajayabpur. RERA ne order toh de diya, but enforcement ka kya? Builder just appeals and delays further. It's a never-ending cycle for us first-time buyers.
Totally agree with U1. Bhai, RERA is like a toothless tiger for common people. My friend booked in Alpha I Greater Noida, same story. Builder ne bas date pe date di hai, ab RERA mein bhi case pending hai. Kya karein?
U2, I faced the same with a builder in Greater Noida West. We formed a WhatsApp group, gathered all buyers, and then approached RERA collectively. It had more impact. Also, check if your builder has any ongoing projects – sometimes pressure on those helps. Kutumbh Buildwell is notorious for this, heard about their issues with possession in SGP Antalya Heights too.
U2, unfortunately, there's no easy answer. Best bet is to form a strong buyer's association. Individual cases usually take longer. Have you tried reaching out to other buyers from Alpha I?

Exactly! RERA orders are just paper for builders like Kutumbh Buildwell. They don't care.
RERA complaints can be effective if you have solid documentation and a good lawyer. But yes, the process is painfully slow. My neighbour got compensation after 3 years for a project in Alpha II, but it took a lot of effort.
