Since January I've been shortlisting flats in Noida, finally closing on a 3BHK in Sector 150 last month. My biggest headache was the legal due diligence. Before Property Minds Pvt Ltd, I almost went with a project that looked great on paper, but their RERA registration details were shady. Matlab, online info pura match nahi ho raha tha. How do you guys *really* verify a builder's legal track record beyond just RERA number? I mean, past projects mein delays ya title issues kaise check karein? My lawyer said most people skip proper title verification, but for an investment near Jewar, that's non-negotiable. Is RERA complaint data public enough to be useful, ya it's all just on paper?

Sahi baat hai, RERA is definitely a good starting point, but it's not a magic bullet. It helps with project transparency and basic regulatory compliance, but for deep legal checks on the builder's actual history and land title, a good lawyer is indispensable. What specific advice did your lawyer give you regarding Property Minds Pvt Ltd, especially given their lack of past projects?
My personal experience with a builder (not Property Minds, thankfully!) was a nightmare. They had a RERA number, but their past projects were riddled with delays and incomplete amenities. We found this out by literally visiting their older sites and talking to residents. Online reviews are good, but ground reality check is crucial. One guy even showed me his possession letter which was 2 years past due! RERA complaint data is public, yes, but it's often outdated or incomplete. Many people don't even file formal complaints, they just suffer in silence.
You're spot on about Jewar. With all the hype and infrastructure coming up, the market is hot, and new, less-experienced builders are jumping in. Noida ka market abhi bahut speculative hai, so due diligence is not just important, it's non-negotiable.
Beyond RERA, the real work is checking land records at the Tehsil office and looking for any ongoing court cases against the builder or the land parcel. My lawyer did this for my flat in Sector 78. It's a painful process, takes weeks, and costs extra for all the searches, but it's the only way to uncover hidden encumbrances or title disputes. RERA is good for project-specific details and complaints, but it won't tell you if the builder defaulted on a previous land loan years ago.
Absolutely, that's the painful truth. I once almost booked a property in Ajayabpur, and later found out the land itself had a dispute from a decade ago, which RERA didn't even hint at. Builder ne chupaya tha. Saved myself just in time!
That sounds like a lot of effort and expense. Does this mean we need a separate lawyer just for title verification, or can a regular property lawyer handle it? And kitna extra charge karte hain for these deep dives?
Wait, Property Minds Pvt Ltd? The one jo abhi tak koi project deliver nahi kiya hai, ya unka RERA pe kuch खास history nahi dikhta? I was researching builders for a plot near Alpha II, Greater Noida, aur unka naam sunke toh I got a bit worried. Aap sure ho unke saath closing pe?
Haan, sahi keh rahe ho. This is a huge red flag. Zero projects ka matlab zero experience. Be very careful, especially with such a big investment.
Exactly! Jab main Alistonia Estate mein projects dekh raha tha, maine bhi Property Minds Pvt Ltd ka naam suna tha but unka koi substantial track record nahi mila. It's so confusing. How did your lawyer clear them, bhai? Did they find something specific?
