I've seen builders like Ansal API with projects like Ansal Aastha Mig Zone. Verifying their actual RERA compliance and track record is tough. Most buyers just check the registration number, but what about ongoing complaints or past project delays? From my experience, the builder's legal history is more critical than just a RERA number. Title verification is another big one, people skip it. A clear title deed is non-negotiable for future exit options. What legal steps do you take beyond just checking the RERA portal? Change my mind.
