Okay I'll say what no one says — RERA is mostly eyewash, just paper formality for builders like Bargainer Propmart. If builder ka track record kharab hai, RERA complaint bhi bas time waste hai. Serious legal issues mein, you're on your own. Proper due diligence pe focus karo, not just RERA number. Change my mind.

Yaar, this is so true. My friend booked a flat near Airport Road (Gurgaon side) and the builder has delayed possession by 3 years. RERA complaint file ki, dates milti rahin, but no real resolution. The builder just pays a small penalty and moves on. How can we trust these guys? It feels like we, as first-time buyers, are always at a disadvantage, especially when our life savings are on the line.
Yaar, ye toh sach hai. Builders ko pata hai ki first-time buyers ke paas itna time aur paisa nahi hota case ladne ke liye. Legal recourse lena bahut mushkil aur lamba process hai.
Meri toh neend ud gayi hai. I was looking at a project near Basai, and the developer's RERA number was there, but when I dug deeper, their past projects were riddled with issues. It's like RERA gives a false sense of security. We need more transparency on builder history, not just current project status. The penalties are too low for them to care.
Exactly! My cousin had a similar issue in Badshahpur. The builder kept giving excuses. RERA provides a platform, but the legal battles are long and draining. What do you even do when the builder just doesn't deliver?
Hmm, I don't know. RERA ne kuch toh help ki hai, especially with project delays. But for a builder like Bargainer Propmart, jinka market mein naam hi nahi hai, wahan toh koi guarantee nahi. What kind of due diligence are we talking about exactly?
I agree with the point about hiring a lawyer. It's not just about RERA, it's about comprehensive checks. I even spoke to people who had previously bought from the same builder (not Bargainer Propmart, thankfully, because they have nothing to show!). In today's Gurugram market, where prices are already so high, taking a risk on an unknown builder without deep dives is just foolish. The market is tough for buyers, so we have to be extra careful.
Haan, lawyer is a must. Aur builder ka financials bhi check karo if possible. Bargainer Propmart ka toh koi financial history hi nahi milegi.
Regarding due diligence, I hired a lawyer to check all documents – land titles, approvals, RERA certificates. It cost me a bit extra, but saved me from a problematic project near Baharampur Naya. Don't just rely on the builder's word or even RERA's website for everything.
Totally agree! Mera bhi experience kuch aisa hi raha hai. RERA registration bas ek dikhawa hai. Bargainer Propmart ka naam sunke hi darr lagta hai.
