Does anyone actually believe RERA complaints work for projects like Prestige City in Whitefield? I work in this industry but buying for myself, I'm seeing so many red flags in builder-buyer agreements. Honestly, most buyers skip proper title verification, relying just on bank checks. Is RERA just paper pe? Builders ka track record kya hai jab legal issues aate hain? Change my mind.

Dekho yaar, RERA ka intent toh achha tha. It definitely brought some standardization in agreements and made project details public. Pehle toh kuch pata hi nahi chalta tha. But enforcement is the weak link, especially with big players like Prestige. We as buyers also need
But what about those cases where RERA has actually helped? I read somewhere that RERA has facilitated refunds in some cases in Bengaluru. Or is that just for smaller projects? Prestige Group, established in 1986, has too much clout.
I had a very bad experience with another prominent builder near Akshayanagar. They promised possession in 2021, but it's 2024 now and the project is still 70% complete. RERA complaint file ki, builder ne bol diya funds diverted ho gaye hain due to market conditions. Ab kya karein? Bank EMI bhi jaa rahi hai aur rent bhi. RERA sirf paperwork badha raha hai, actual relief nahi mil raha. It feels like a façade.

Exactly! Meri bhi same situation hai Adigara Kallahalli mein. Builder ne financial issues ka bahana banaya. RERA ne order toh de diya, but enforcement ka koi mechanism nahi hai properly. Court jaana padta hai alag se.
Mujhe lagta hai RERA ne kuch toh improvement laayi hai, especially transparency mein. But haan, builder-buyer agreement mein ab bhi itne clauses hote hain jo buyer ke against hote hain. Prestige Group toh bada naam hai, unko bhi itni loopholes ki kya zaroorat hai?
Bade builders ka track record RERA se pehle bhi theek tha, but ab RERA ko bypass karne ke naye tareeke nikal liye hain. Especially penalty clauses mein. They just drag it out till buyers give up. Yeh Bengaluru market ka haal hai.
Transparency theek hai, but enforcement ka kya? Meri didi ne Prestige Falcon City mein book kiya tha. Agreement mein penalty for delay likhi thi, but jab builder ne delay kiya, toh unhone force majeure ka clause use kar liya. RERA mein complaint file ki, 6 mahine ho gaye, abhi tak hearing date bhi nahi mili. Lagta hai bade builders ke paas lawyers ki fauj hoti hai jo sab manage kar lete hain.

Totally agree. RERA website pe complaints dikhti hain, but resolution rate kitna hai, woh kaun batata hai?
Sahi kaha bhai! Mere ek dost ne Aavalahalli mein ek project mein invest kiya tha, RERA registered tha, but possession 2 saal late ho gaya. Complaint file ki, kuch khaas hua nahi. Sirf notice bhejte rehte hain.
