Since last year I've been trying to downsize, kids have moved out, don't need such a big place anymore. Aradhyam Builders ka Vaishali mein 2BHK book kiya tha, socha tha easy ho jayega. Ab 15 mahine late hai, OC ka kuch pata nahi. Hamari old property bhi sell ho gayi hai. RERA mein complaint daali hai, but lagta nahi kuch hoga. Builder bas fine dega ya actual possession bhi milega? What are my real options? Koi aur Aradhyam se fasa hai?

Bahut tough situation hai aapki. Meri bhi family ne recently property bechi hai, aur ab naya ghar dhoondh rahe hain. Aapne RERA complaint mein kya details daali hain? Kya sirf penalty ka option choose kiya hai ya possession ka bhi mention kiya hai? Sometimes builders just offer penalty to get away with it, which doesn't solve the core problem of getting your home.
Haan, RERA mein penalty mil jaati hai agar aap case prove kar sako, but actual possession bahut mushkil se milta hai. Builder ko chote-mote fine se fark nahi padta, unko toh bas time mil jaata hai aur woh funds rotate karte rehte hain. Sirf RERA pe depend mat raho, ek achhe property lawyer se bhi consult karo. Sometimes a strong legal notice outside RERA also works as a pressure tactic.
Jab complaint daali thi, tab toh possession hi choose kiya tha, penalty ka option tab tak itna clear nahi tha. Aradhyam ne Ahinsa Khand mein bhi aise hi delay kiya tha 3 saal pehle. Mere ek friend ka flat wahan 2 saal late mila tha, aur compensation ke naam pe sirf nominal amount mila tha. Unke paas toh funds ki kami ka bahana hamesha rehta hai, ya phir approvals ka issue bolte hain. It's a never-ending cycle with them.
Totally agree with you, bhai. RERA sirf paper tiger hai. Mera bhi ek project fasega lag raha hai, builder ne deadline phir se extend kar di hai. Aradhyam ka track record toh waise bhi theek nahi hai sunne mein aaya hai.
