Been trying to move into a smaller flat for over a year now, after selling our big house, and I'm honestly so frustrated with Gurgaon's builders. We looked at places like Pioneer Presidia and some Lotus Realtech projects near Dwarka Expressway. If a builder delays possession, what are real legal options under RERA? Is filing a RERA complaint actually effective, or just a paper exercise? My kids have moved out, we just want something manageable. How do you verify a builder's legal track record properly before paying? So many stories about delays.

Just a heads up for everyone discussing Lotus Realtech. Maine RERA website pe check kiya tha, aur Google search bhi kiya. It seems Lotus Realtech Pvt. Ltd. has 0 registered projects. Zero! Matlab, ye log kis basis pe projects bech rahe hain? Be very careful!
This is a big problem in Gurgaon, especially in developing areas like Badshahpur. Builders sometimes use different company names or sell land without proper approvals. The current market conditions are already tough with high interest rates, and then these shady practices make it worse for us first-time buyers. Always check RERA portal before even thinking about a site visit. It's our only defense.
U9, U4 is right. I checked too, it's true. This is exactly why due diligence is so important. These phantom builders often operate through other entities or just disappear. It's a huge red flag if they have no RERA-registered projects.

Meri cousin ne ek project mein RERA file kiya tha Sector 70 ke paas. Initial hearing mein builder ko notice mila, but enforcement mein time lag raha hai. Milta hai relief, but it's a long battle. Instant solution mat expect karna.
