My wife and I were almost ready to book a 3BHK near Dwarka Expressway, probably around Sector 102 or 108. Kids' school admission is coming up so we need to move soon. We're looking at projects from builders like Ramprastha Group, maybe even Surendra Home 14, but honestly not sure about their track record. I was doing some digging on the Haryana RERA site, and it's not just about seeing the registration number. You gotta check the *actual* project details there, like the completion date mentioned and if they've uploaded all documents. Some builders show registered, but the project might be stuck or have pending issues. Found out this after a friend told me his builder, M3M, was delayed and RERA was his only recourse. Also, the OC thing. My lawyer friend warned me against taking possession without the Occupancy Certificate. It's a huge risk for things like water connections and future resale, especially for a family home. Is it worth waiting for OC even if the builder pushes for possession?
