Okay I'll say what no one says: RERA registration is mostly formality. Builder delays mein real options kya hain? Looking at 3BHKs in Dwarka, The Antriksh Group. Does RERA actually work? Change my mind.

Sab theek hai, but budget bhi toh dekhna hai. Dwarka mein 3BHKs abhi bhi expensive hain. Kya koi aur option hai jo safer ho, even if it's a bit further, like near Alaknanda ya something? Ready-to-move hi lena chahiye kya, even if it's slightly over budget?
Dekho, RERA ne kuch toh change kiya hai. Mere ek dost ka project Ansal Villas mein tha, builder ne possession delay kiya but RERA complaint ke baad interest mila. Thoda time laga but relief mila. Antriksh ka track record toh mixed hai, Dwarka mein unke purane projects ka kya status hai? Kisi ko pata hai?
Aise market mein kya karna chahiye? First-time buyer ke liye toh bahut mushkil hai.
U7, Antriksh ke Dwarka projects ka status acha nahi hai. Jaise U3 ne bataya, delays bahut common hain. Mere ek relative ka Dwarka Phase 2 mein Antriksh project 3 saal se late hai. Builders bas bahane banate rehte hain.
Bhai, RERA is the only thing we have right now. Without it, builders would be even worse. But I agree, enforcement is weak in many states. What's the alternative then? Should we just avoid all under-construction projects altogether?
Totally agree with you, bhai. Mera bhi same doubt hai. Ek project mein toh RERA number tha but fir bhi 2 saal late ho gaya. Kya fayda hua uska? Paise bhi atke hain aur rent bhi bharo, double nuksaan.
Haan, theoretically mandatory hai. But builder usko ghumane ke liye loopholes nikal hi lete hain. Antriksh ke saath toh bahut logo ke issues hain Dwarka mein.
Exactly! Builder ki taraf se delays pe RERA mein kuch strong action hota bhi hai kya? RERA mein builder ko interest pay karna mandatory hai na?
Sahi baat hai! Mera ek friend Antriksh Group ke hi ek project mein phasa hua hai Rohini mein. Possession date 2020 ki thi, abhi tak sirf structure bana hai. RERA complaint file ki, but hearing ki dates pe dates milti rehti hain. Builder ne toh ulta force kiya ki 'delay penalty' waive off kar do agar possession chahiye toh. Kya karein bechare?
