I agree with U8. The current market conditions in Gurugram are tricky. Inventory bahut hai, competition bhi, but quality builders aur timely delivery bahut kam hain. If 'Making Good Happen' is truly new, they might struggle with funding or approvals. RERA will protect you to an extent, but the hassle of fighting for your rights is something you want to avoid. Dekho, kahan se funds aa rahe hain, aur project ke approvals kitne clear hain.

U4 ne sahi point pakda. 'Total Projects: 0' is a massive red flag. RERA registration hone se builder valid ho jata hai, par track record toh zero hai. Gurugram mein aise bohot cases hain jahan new builders ne promises bade bade kiye aur phir project अटक gaya. RERA baad mein help karega, par pehle hi safety kyu na rakhe?

You can file a complaint for delay, and they can order the builder to pay compensation (usually based on MCLR + 2%) or even refund your money with interest. But the process is slow, can take months, sometimes years. And agar builder ki financial health kharab ho, toh order milne ke baad bhi paisa nikalwana mushkil ho jata hai. Meri ek relative ka project near Airport Road (Gurgaon side) delay hua tha, RERA ne order toh de diya, but abhi bhi builder ghoom raha hai.

U3, that's exactly the red flag! I just checked the RERA portal for 'Making Good Happen'. It shows 'Total Projects: 0'. Zero, bhai! This means Signature Global City Phase 1 is either their first project or they're a new entity under a bigger group, which isn't clear. Meri ek friend Basai mein ek new builder ke project mein phans gayi thi, 4 saal se delay hai. RERA mein complaint toh kar di, par kya fayda jab builder ke paas funds hi na ho?
