₹1.8 Cr for a 3BHK in Sector 82 feels like a huge jump. We're upgrading for the kids, eyeing projects like Experion Developers' Investor Avenue Luxury Floor 3. My wife's main concern is legal safety. How do you properly check RERA registration? Are there specific red flags in the builder-buyer agreement I should watch out for? What happens if the builder delays possession? I've heard so many stories about builders defaulting and buyers having almost no recourse. Is RERA actually effective here, or just on paper? Really need advice on protecting our investment.

Humne bhi ek project dekha tha near Airport Road, builder ne bola 2 saal mein possession, ab 4 saal ho gaye. RERA mein case chal raha hai but no end in sight. Experion ka toh suna hai ki unke kuch projects time pe deliver hue hain, but kuch mein delays bhi the. Always check their past project completion certificates and talk to existing residents before booking. Did you check their Mohali specific track record?
Possession mila kya aapko finally? Kitna penalty mila RERA se? Mera bhi same case hai.
My friend booked with Experion in another city, and they did face delays, but eventually got possession. The key was a strong legal team and continuous follow-up. Don't rely solely on RERA; also look at the builder's financial health, past litigation history, and any cases against them. Sometimes, a project gets stuck due to land disputes or approvals, not just builder's intent. Did you get any legal advice on their specific project?
Sahi kaha. Experion ke Gurgaon projects mein kaafi issues aaye hain, especially with quality and amenities promised vs delivered. Investor Avenue ka location accha hai but due diligence must hai. Don't just go by brand name.
Yaar, Mohali mein rates are getting crazy. 1.8 Cr for 3BHK in Sector 82 is too much. Experion ka track record bhi mixed hai, sunne mein aaya hai.

Totally agree, RERA looks good on paper but implementation is the real issue. Mohali mein toh especially, builders ka track record mixed hai.
Exactly my thoughts! My cousin booked in Baharampur Naya, builder delayed 2 years. RERA mein complaint daali, but process is so slow and builder just pays a small penalty, not enough to cover the rent we paid. You need to be super proactive. If the builder delays possession beyond the RERA-stipulated period, you can file a complaint with the RERA authority for compensation or even withdraw from the project with interest. Make sure your agreement clearly defines penalty for delay and exit clauses.
Bhai, RERA website pe jaake builder ka registration number search kar. Har project ka alag hota hai, make sure it's valid for *this* project. Red flag toh ye hai ki builder-buyer agreement mein penalties for delay are usually very low for builder but high for buyer. Check for 'force majeure' clauses; they can be misused to justify delays.
