Market correction ka wait karna risky hai, especially for Delhi. Property prices generally go up long term. The key is to pick the right builder, RERA registered toh sab hote hain, but track record dekho. Check their past projects, talk to existing residents. I personally prefer builders who have delivered on time in areas like Aram Bagh or even further south, they seem more reliable.
Dilshad Garden mein prices abhi bhi high chal rahe hain. Is it even worth investing there given these builder issues? I'm torn between waiting for a market correction or just biting the bullet.
Shiv N Sai ka track record toh sabko pata hai. My cousin booked a flat with them in 2018, near Dilshad Garden only. Possession was promised in 2021, ab tak nahi mila. Unhone BBA mein hidden clauses daal diye the about 'force majeure' and 'unforeseen delays' jo RERA ke baad bhi challenge karna mushkil ho gaya. He's still fighting, RERA complaint pending but progress is super slow. Builders know how to play the system, unfortunately.
Sahi kaha. I heard similar stories about Shiv N Sai even in Ansal Villas project. They delay endlessly and then offer some measly compensation. My lawyer advised me to always check the BBA with a fine-tooth comb, especially the default and delay clauses.

Dekho, RERA ne kaafi transparency laayi hai. Shiv N Sai jaise builders pe lagam lagi hai, but you need to be vigilant. My friend had issues with possession in Alaknanda, RERA helped recover some penalty, but it wasn't easy.
Yaar, exactly my thoughts! I'm looking near Anand Vihar and the agents are all praise for RERA, but my gut says something's off. Builders always find loopholes.
