RERA registration numbers check karna sirf formality hai, ya actually kuch help karta hai? I'm currently in a 2BHK in Noida Extension, eyeing a 3BHK or maybe a villa near Yamuna Expressway. Prices have shot up, especially post-Jewar news. Everyone talks about Unnati Fortune Group or Avj Heightss ke projects ka brochure, but nobody discusses builder-buyer agreement mein hidden clauses. Mera experience hai, builders toh bas apne favour mein sab likhte hain. Aur jab delay hota hai, RERA complaints file karna kitna effective hai, sach mein? Ya bas paperwork badh jaata hai? I'm worried about getting stuck with a builder jo default kare. Lagta hai RERA bas naam ka hai, real protection kam. Change my mind.

Dekho, RERA completely useless nahi hai. It has brought some transparency. At least now builders have to register and disclose project details. Pehle toh kuch bhi ho jaata tha. But yes, implementation is a huge challenge. The legal process is slow and often favors those with deeper pockets. My advice is to thoroughly check the builder's RERA history and read every single clause of the BBA, especially penalty and delay clauses, before signing anything. Don't rely solely on RERA to save you.
But what about the RERA orders for compensation? Have any of you actually received substantial compensation from builders for delays? Noida mein toh prices sky-high hain, toh builders ko penalty se kya farak padta hai?
Exactly, the current market conditions in Noida mean demand is still high. Builders can easily sell delayed inventory at higher prices, making any RERA penalty a small cost of doing business for them. It's frustrating for us buyers.
Haan, compensation toh naam ki hoti hai. Builders know we can't fight them forever.
U4, I got some compensation for my project delay near Ajayabpur, but it was nowhere near the actual rent I was paying. It's usually a small percentage of the booking amount, not enough to cover the real loss. Builders don't feel the pinch.
Bhai, I had a similar issue. My builder had a clause in the BBA saying 'delay due to unforeseen circumstances' allows them an extra 12 months without penalty. RERA mein complaint daali but it just dragged on for ages. Ultimately, I had to settle for a partial refund and lost out on appreciation. It feels like RERA is more about regulating the paperwork than truly protecting the buyer from these clauses.
U3, I heard about a case in Alistonia Estate where the buyer actually got their full refund through RERA after a 3-year delay. But it took them a lot of legal fees and time. So, it works, but it's not easy.

Totally agree with you! RERA toh bas show-off hai. My friend booked with Unnati Fortune Group near Alpha I, Greater Noida, aur ab tak possession ka koi fix date nahi hai. Builders ki toh chandi hai, they just keep delaying and we keep paying EMIs for nothing. Aur jab finally kuch milta hai, quality bhi compromised hoti hai. Lagta hai poora system hi builders ko support karta hai.
