RERA registration alone doesn't guarantee builder trust
Sohna Road projects are looking promising for investment, but legal due diligence is giving me major headaches. I'm checking out Faith Build Tech's Hermitage Apartment. Builder ka track record kaise verify karte hain accurately? RERA registration number dekhna enough hai kya, ya uske peeche bhi kuch hidden issues ho sakte hain? Suna hai kuch builders ke projects RERA registered hone ke baad bhi delays ya quality issues aate hain. Title verification ke liye kya crucial steps hain jo most investors often skip? Apna hard-earned capital invest karna hai, toh sab clear chahiye. Experienced investors, please share your process. How do you verify a builder's legal standing beyond just the RERA portal? Is there a way to check past litigations or complaints not easily found?

Dekho, RERA ne transparency laayi hai, no doubt. But it's not a magic wand. Builder ka financial health, past projects (if any, which in this case is 0), aur unki market reputation kya hai, ye sab check karna padta hai. Faith Build Tech ka track record dikh nahi raha toh it's a huge concern for first-time
Meri baat suno, Sohna Road mein abhi market thodi upar hai, but it's volatile, especially for new projects. Faith Build Tech jaise naye builders pe bharosa karna matlab apne paise ko lottery mein daalna. Mera ek friend ne Baharampur Naya mein ek plot liya tha, builder ne bola RERA registered hai, but baad mein pata chala uski land dispute chal rahi thi. He was saved by a whisker because he got a really good lawyer to dig deep. Always check the land's history, not just the builder's current status.
Ye past litigations aur complaints check karne ka process kya hota hai? RERA website pe toh bas basic details milti hain, usse builder ka poora history nahi pata chalta. Koi specific legal firm ya service hai jo ye sab deep dive kar sake? Aur title verification ke liye, kya sirf lawyer ki opinion enough hai ya kuch aur bhi check karna hota hai, jaise original documents ki authenticity?
U9 is right. Lawyer bhi specialized chahiye jo real estate laws mein expert ho, general practice wala nahi chalega. Aur local RWA se bhi pucho, unko zyaada ground reality pata hoti hai.
Past litigations ke liye high court aur district court ki websites pe builder ka name search kar sakte ho, sometimes cases pop up. Par ye bahut tedious process hai. Title verification ke liye, local revenue office (tehsil) se land records nikalwao aur poori chain of documents check karo. Lawyer ki opinion ke saath ye sab cross-verify karna zaroori hai. Bahut jhanjhat hai yaar, but this is where most investors skip steps.
Totally agree with the original post. RERA registration is becoming more of a formality, not a full-proof guarantee. Mere ek relative ka project Gurugram mein RERA registered tha, fir bhi 1.5 saal delay hua aur quality bhi compromise thi. Due diligence is absolutely key, but the question is, how far can we really go to verify everything?
Bhai, Faith Build Tech ka naam suna nahi maine. Aur inka toh 0 projects ka track record hai, official sources pe check kiya. Hermitage Apartment pe invest karna bohot risky lag raha hai, especially for first-timers like us. RERA registration toh bas ek formality hai, delivery aur quality kaun guarantee karega?
U2, you're spot on. Main bhi Airport Road (Gurgaon side) pe ek project dekh raha tha jiska builder naya tha, aur 2 saal se delay ho raha hai. Faith Build Tech ka toh naam bhi nahi suna. Better to stick with established ones, especially when it's our hard-earned money at stake. Yeh 0 projects wali baat toh bohot serious hai.
Exactly! 0 projects matlab seedha red flag. Sohna Road pe already itne options hain, why risk it with an unknown builder? My gut says no.
