Sector 82 - looking at a 3BHK here for an upgrade from my 2BHK. Builder-buyer agreements mein itne hidden clauses hote hain, it's crazy. Builder jaise Aviana Green Estates ya Emaar Amaris ka RERA registration number dekhna enough hai kya? Yaar, log bolte hain website pe sab fake bhi ho sakta hai. What if the project isn't really approved for the specific unit? I'm worried about legal traps, especially after hearing stories about delayed OCs. Any real tips to verify RERA compliance beyond just the number?

Bhai, RERA ko formality mat samjho, but haan, it's not a magic bullet either. Especially jab Aviana Green Estates jaise builders ki baat ho jinka RERA pe 'total projects: 0' dikhta hai, tab toh aur bhi darr lagta hai. Sirf registration number dekhna kaafi nahi hai. Maine khud ek project mein phasa tha near Badshahpur jahan builder ne RERA number toh dikha diya, par baad mein pata chala ki approvals incomplete the. How can we really check if the project is actually approved for *that specific unit* and not just the overall land parcel?
