Since January I've been trying to finalize a property in Ghaziabad, mostly looking at AWHO projects or maybe Magic JK Homes for investment. Based in Dubai, it's so hard to do proper legal due diligence. You can't just trust what builders say, right? How do you guys *actually* verify a builder's legal track record and check RERA registration beyond just the portal? What about title verification for properties where I can't do a site inspection myself? Any tips for someone relying on power of attorney for these checks?

Dubai se manage karna toh aur mushkil hoga. Builders ki baaton pe toh bilkul bharosa nahi karna chahiye. For legal due diligence, have any of you guys used independent legal consultants or firms in Ghaziabad? Not just the ones builders recommend, but proper third-party ones who can do the title verification properly?
Haan, I found a decent property lawyer through a friend who lives in Ghaziabad, near Achchheja. He charged a bit more but was very thorough. He specifically checked the land records at the Tehsil office, verified all NOCs, and even looked into any pending litigation against the builder. He didn't just rely on the RERA certificate; he got certified copies of all relevant documents. For remote buyers
Bhai, your situation sounds exactly like mine! I'm also a first-time buyer looking in Ghaziabad, but from within India. Even then, the RERA portal feels so vague sometimes. How do you actually cross-verify the builder's claims? Is there a better way to check their reputation beyond just online reviews?
Exactly what aapne kaha! The AWHO '0 projects' thing is a major red flag for me too. It makes me wonder if the 'partner' builders are reputable. And for someone like the original poster, relying on a POA, how do you even get access to all those old land records? That's the real challenge, not just the RERA number.
Totally agree, U1! I tried verifying a project near Ahinsa Khand 1, and the RERA site showed 'Registered' but gave almost no details about past projects or legal issues. It's like they just list the current one. For AWHO specifically, I heard they don't have *any* projects listed under their own RERA ID as a builder, because they partner with others. So, you end up checking the partner builder, which is a whole new rabbit hole. This makes it super confusing for title verification too. My lawyer said you need to check the land ownership history for at least 30 years, and that's not something a portal will show.
