₹1.2 crore for a 3BHK in Sector 150 seems steep, even with the Jewar Airport buzz. I'm currently in a 2BHK in Sector 137 and thinking of upgrading, but builder delays and legal issues are my biggest fear. I checked out AFOWO Raksha Addela, project toh achha lag raha hai, but how do you guys really check a builder's RERA registration? Is just seeing the number enough, ya kuch aur bhi dekhna padta hai? Like, what if Ajay Enterprises ka track record badhiya nahi hai? Builder-buyer agreement mein kya specific clauses dekhne chahiye jo baad mein problem na karein? Aur agar builder delay kare toh RERA complaints actually kaam karti hain ya bas paperwork hai? Honestly not sure if the price jump is worth the headache.
