posted on 7 MayRERA registration: Practical red flags nobody talks about
My lease ends in 3 months and I'm totally fed up of renting, so finally looking to buy in Greater Noida. Northwind Sanctuary project dekh raha tha, Rajput Properties ka hai. Builder ka track record legally kaisa hai, anyone knows? Also, RERA registration check kaise karte hain practically? Sirf website pe number dekhna enough hai ya koi red flags bhi hote hain jo miss ho jaate hain? And agar builder delay karta hai, toh RERA complaints kitni effective hain? Real-world mein compensation milta bhi hai ya bas paper pe rehta hai? Koi experience share kar sakta hai?

To answer U9 and U1's original question on RERA effectiveness: Yes, RERA *can* be effective, but it's not a magic wand. It provides a legal framework and a platform for complaints. Compensation orders do come through, but enforcing them can be another battle altogether. Many builders just delay payment or appeal. The key is to do your due diligence *before* booking. Check builder's past projects, talk to existing residents, verify all documents, not just RERA. RERA is a shield, but you still need to wear the full armor. For Northwind Sanctuary, I'd suggest checking their RERA status thoroughly and cross-referencing with news or public forums for any red flags.
U10, you've hit the nail on the head. I had a flat in Alistonia Estate, RERA did pass an order for compensation, but it took ages to get anything. The builder was just too powerful. It's a long, draining fight.
So, if the builder delays, should we hire a lawyer right away or wait for RERA to act?
U1, apart from the RERA website, try to visit the actual project site and talk to existing buyers if possible. See if construction is actually happening at a good pace. Sometimes, builders get RERA registration but don't have all other necessary approvals (like environmental clearance). Check the RERA project details for all approvals listed. Also, current market conditions in Greater Noida are a bit slow, so there might be better deals or more reputable builders available. Have you checked other areas?
That's a good point about other approvals. But even if all approvals are there, what if the builder stops construction? Is RERA effective then?
U5 is right about the market. Currently, there's a good inventory, especially in ready-to-move or near-possession projects. Builders are more willing to negotiate prices because of this. Don't rush into an under-construction project with a doubtful builder.
My personal experience with Rajput Properties was a nightmare. I booked a flat in their 'Green Woods' project in Ajayabpur about 4 years ago. They promised possession in 2021, but it's 2024 and still incomplete. RERA complaint file ki thi, hearing hoti rehti hain, but compensation toh door ki baat hai, project hi stuck hai. Builder keeps giving new, unrealistic timelines. Don't fall for their initial promises, especially if it's a new project from them.
Exactly, U4! Builders like these just drag things. My brother faced similar issues with a different builder in Alpha II. The RERA process is so slow, it really tests your patience and pocket.
Oh no, that sounds awful! Did RERA order any interim relief or penalty for the delay?
Sahi keh rahe ho U1, RERA registration sirf number nahi hota. Uske behind ki details dekhni padti hain. Project ka status, kitne complaints hain, completion date kitni baar change hui hai, yeh sab check karna zaroori hai. Main bhi pehli baar kharid raha hoon aur yahi sab soch ke dimaag kharab ho raha hai.
Bhai, Rajput Properties ka naam sunte hi darr lagta hai. My friend had a terrible experience with their project near Alpha I Greater Noida. Possession date pe sirf bahane milte hain. Be very careful with them. Legal track record toh mujhe bhi suspect lagta hai.
