Honestly, legal checks for my Sector 65 3BHK were insane. Builder-buyer agreement mein itne red flags, RERA registration bhi confusing laga. Has anyone actually seen RERA help with builder delays? Kya karein?

Mujhe toh lagta hai RERA ka main kaam sirf buyer ko ek false sense of security dena hai. Builder delays are so common now, aur upar se interest rates bhi badh rahe hain. It's a lose-lose for first-time buyers like us, we pay EMI for something that isn't even built.
Bhai, you mentioned Solutrean Building Technologies. I did some digging, aur pata chala they have 0 total projects till date! Zero, as in N.I.L. How can a builder with no track record get RERA registration so easily? This is a huge red flag, especially for a project in Sector 65. First-time buyers should be extra careful with such builders, RERA registration doesn't guarantee anything.
This is exactly why RERA feels like a formality. Just register, pay the fee, and go. No real vetting of the builder's capability or past work. Very alarming for us.

U2, cross-checking is the biggest headache! Builders will show you fancy brochures but ground reality is different. My friend got stuck with a project that was supposed to complete last year, now no signs. Always check their previous projects, if any, and their RERA history for complaints. And don't trust sales agents blindly, unka toh commission hota hai.
Totally agree! RERA has become a toothless tiger. My builder in Baharampur Naya is also delaying, and RERA just sends notices, nothing concrete ever happens. It's so frustrating for first-time buyers like us.
