RERA verification: What are the real checks beyond just a number?
Visited a few projects in Sector 150 and Noida Extension last weekend. Sab developers bolte hain RERA registered hain, but how do we actually verify? I'm looking at Soni Realtech Unique Homes by RBS Buildtech, unka website pe RERA number dikh raha hai. But is just having a number enough? Kya RERA site pe kuch red flags bhi check karne hote hain? Like, agar koi project pe bahut complaints hain, will it show up? Or past projects ka track record kaise dekhein, specially for delays? My main worry is title clarity aur builder ka history, investor ke liye yeh sab bahut critical hai. Any tips for proper title verification? Matlab, what steps do most people miss until it's too late? Koi experience share kar sakta hai ki RERA portal pe kya dekhna chahiye beyond just the registration status? Ya builder ka legal history kaise check karein properly?
