Is RERA actually effective when builders completely disregard timelines? I work in this sector, know the games, but even I'm stuck with Ramprastha Group on a 3BHK in Sector 84. My Surendra Home 14 project is already 1.5 years delayed, and the builder-buyer agreement clauses are just ridiculous, all favouring them. I'm looking at my options. I checked their RERA registration, it's there, but what good is it if they just pay penalties and delay endlessly? Feels like just a tick-box exercise for them, not real protection for us end-users. Has anyone successfully used RERA to force possession or get substantial compensation in Gurgaon? Or is it just a paper tiger for big builders?

Mujhe toh lagta hai yeh Ramprastha Group ka track record hi aisa hai. Meri ek relative ne bhi inke ek project mein invest kiya tha Baharampur Naya mein, same story. 2 saal se zyada delay ho chuka hai. The current market conditions in Gurugram are also not helping; demand thodi slow hai, so builders aren't feeling the pressure to deliver fast. They just keep diverting funds to new projects.

U6, compensation toh kuch khas nahi mila. Sirf RERA ka standard interest hi mila. Total delay ab almost 3 saal ho gaya hai, aur abhi bhi construction pace bahut slow hai. Builder bas dates pe dates de raha hai. They even tried to force a revised agreement with even worse clauses. It's a nightmare for first-time buyers.
U5, aapke relative ko kuch compensation mila kya at least? Aur woh project abhi kitna delayed hai total? Bahut darr lagta hai aise sunke, especially when you put in your life savings.
Kya RERA mein koi clause nahi hai for substantial compensation beyond just interest? Ya fir builder-buyer agreement ko challenge karne ka koi way? Mujhse toh bola gaya ki agreement is final and binding. As a first-time buyer, I feel so helpless.
Sahi baat hai U3. Consumer court ka naam sunke hi aadha darr lag jaata hai. Builder toh bas time nikaal dete hain.
U2, bhai, agreement challenge karna bahut mushkil hai. Most of these agreements are drafted by their legal teams, full of one-sided clauses. RERA does allow for interest on delayed possession, but the calculation method is often disputed. For substantial compensation, you might need to go to a consumer court, but that's another long battle. My friend fought for 3 years for his flat in Badshahpur.
Totally agree, bhai! Ramprastha Group ka toh naam hi sunke darr lagta hai. Mera bhi kuch aisa hi haal hai with another builder near Airport Road (Gurgaon side). RERA mein complaint daali thi, hearing bhi hui, but builder ne bas ek penalty pay karke phir se naya revised date de diya. Poora process itna tedious hai aur end mein haath kuch nahi aata.
