Resale deals in Delhi give more negotiation room, prove me wrong.
Does the secondary market in Delhi actually offer better negotiation potential than new projects? I'm scouting for my next investment property, targeting a 2BHK around ₹1.5-2 Cr in areas like Mahipalpur. From my experience with new launches by big names, builders barely move on price; it's mostly about some quick spot discounts or freebies. But when I talk to brokers about older properties, say a flat from Rohini Properties, the vibe is different. It feels like there's more room to haggle, especially on the total acquisition cost including stamp duty and registration. Is this perception correct, ya fir brokers just make it seem like a bigger win? What's the realistic discount one can expect from a resale deal versus a builder's initial quote?

Meri personal experience toh yehi hai ki resale mein definitely zyada room hota hai. Last year, I bought a 2BHK in Alaknanda. Builder was quoting ₹1.8 Cr for a similar spec flat nearby, no negotiation. But for the resale one, after a lot of back and forth, I got it for ₹1.65 Cr, and even managed to get the seller to cover half the stamp duty. It was a bit old, but location was superb. Patience pays off big time in resale.
Totally agree with your feeling, bhai! I'm also looking in Dwarka and new projects seem so rigid. Resale mein at least we can try to push for 5-10% less, especially if the seller is in a hurry. Builders toh bas 'fixed price' bol dete hain.
But sometimes brokers inflate the original price to show a bigger 'discount'. We need to be careful. Always check registry values for similar properties first, don't just trust the listed price.
Haan yaar, same experience in Anand Vihar. Resale mein thoda bargaining power mil jaati hai, that's for sure.
