posted on 11 MayResale flat in Noida: can it beat new projects on price?
My lease ends in 6 months, and I need a 3BHK for my growing family before my son's school admission next year. We're looking at Noida, maybe Sector 137 or 150. Builder properties are one thing, but secondary market deals ka kya scene hai? Matlab, resale flats mein negotiation ka kitna scope hota hai? I heard you can get a better price than directly from builders like Shrivinayaka. Is that true? And all-in cost mein kitna difference aata hai compared to new projects? Are there hidden charges in resale also, ya mostly clear hota hai? Kya secondary market mein buying process smooth hota hai, ya zyada legal complexities hain? My wife's main priority is safety and a good school nearby. Should I seriously explore resale options first?

Absolutely, bhai! Resale market mein negotiation ka scope definitely hota hai, especially agar seller ko urgent bechna ho. Mera ek friend hai, usne Sector 137 mein Shrivinayaka ke paas hi ek resale 3BHK liya tha, almost 15% less than the builder's current price for a similar unit. Plus, ready-to-move mil gaya, no waiting period. All-in cost mein bhi kafi fark padta hai because you often avoid those hidden 'club charges', 'IFMS' jo builders baad mein add karte rehte hain. Legal complexities toh hain, but ek good lawyer
