Resale flat in Sec 65: Did I pay too much?
₹1.8 Cr for my 3BHK in Sector 65 felt like a good deal back in January, but now I'm not so sure. We just moved in last month, and honestly, things nobody told me about secondary market purchases are crazy. Builder se direct deal mein kuch aur hi scene hota hai. I spent almost 6 months looking, visited so many projects near Dwarka Expressway and Golf Course Extension. Primary market mein prices bahut high the, Mahira Group and M3M ke projects out of budget chale gaye. Ultimately, we went for a resale flat. Negotiation was tough, seller was quite rigid on the price. Matlab, what's the real trick to getting a good deal in resale, especially in areas like Cyber City or Sohna Road? I thought secondary market mein thoda room hota hai for negotiation. My broker said there's not much difference now between new and resale prices for similar properties. Is this true for everyone? What are others' experiences with secondary market deals in Gurgaon?

Totally get your dilemma, same boat here! We almost finalized a resale in Sector 88 near Badshahpur last year and backed out because the hidden costs and maintenance charges just kept piling up. Broker ne bola tha sab clear hai, but after due diligence, it was a nightmare. Primary market may seem expensive upfront, but sometimes the transparency and newness save you headaches. Negotiating in resale is a myth now, I feel. Sellers are quoting almost new property prices, especially if the society is well-maintained.

@U3 Exactly! The hidden costs are a nightmare. My friend bought a resale in Sector 70 and then spent almost 2 lakhs just on minor repairs and getting the paperwork sorted. Primary market mein at least ek fixed structure hota hai.
1.8 Cr for a 3BHK is quite high for Sec 65 resale. Which society is this? And what was the carpet area, if you don't mind sharing?
@U6 Emaar Palm Gardens is a good society, but the carpet area for 1.8 Cr seems a bit high. I saw a 1350 sqft there recently for 1.65 Cr. Maybe yours is a higher floor or better facing?
@U2 It's in Emaar Palm Gardens. Carpet area is around 1450 sqft. Builder flat hai, not a society with a lot of amenities, just basic ones.
Bhai, 1.8 Cr for a 3BHK in Sec 65 sounds a bit steep, especially for resale. I'm also looking around and seeing primary market prices are insane, but resale used to have a bigger gap. My broker also said the same thing about the narrowing gap, which makes me super nervous about making a move. Hope you didn't overpay, but it's a tough market.
