Okay I'll be honest — selling our big house and looking for a smaller 2BHK in Bangalore is way more complicated than I thought. Kids have moved out, so we don't need such a huge place anymore. We're looking at something manageable, maybe a Prestige Group project in Yeshwanthpur or nearby, ideally with an elevator and close to a hospital. My main question is about negotiation, especially for resale properties. Is it actually possible to get a better deal on a secondary market flat compared to a new launch? For new ones, builders always seem to push PLC and floor-rise premium. Are these worth it, or just extra charges? Any experiences with negotiating on resales in Bangalore? What percentage off can one realistically expect?

Yaar, I completely get what you mean. Resale sounds good on paper, but negotiating is tough. Builders, on the other hand, have fixed prices and those 'premiums' are just loot. I saw a 2BHK in Agrahara Layout, new launch, for almost 1.2 Cr! Resale wahi pe 90L bol rahe the but then broker commission, registration, sab milake it felt similar. What's the actual saving really?
