Honestly, I thought selling our big Sector 44 house would be the hard part, but finding a new flat in Sector 49 is equally confusing. Kids moved out, so don't need such a big place anymore, just something manageable with an elevator. I'm looking at some resale 2BHKs, around ₹80-90L. Mera doubt hai, can we actually negotiate more on resale flats compared to new projects from say, Godrej or Omaxe? Builders toh bolte hain fixed price. Also, these floor-rise premiums, are they really worth it for an older couple? Hospital proximity is key.

Floor-rise premium ka concept toh bas builders ka marketing gimmick hai, especially for older couples. Agar elevator hai, toh fourth floor ho ya tenth, kya farak padta hai? Rather, lower floors are better for quick exit during emergencies, aur waise bhi ground floor ka garden access mil jaata hai. Hospital proximity is non-negotiable, that's a smart priority. Sector 49 ke aas-paas toh Acharya Shri Sushil Muni Hospital, Fortis Mohali sab paas hi hain. Just check traffic during peak hours, that can be a real pain.

Haan ji, builders ka toh fixed price hi hota hai, but resale mein thoda scope mil jaata hai. Par utna bhi nahi jitna log sochte hain, especially in a prime location like Sector 49. Wahan demand high hai, toh sellers bhi thode akde rehte hain, negotiations utne easy nahi hote. It's a myth that resale is always easier to negotiate.
But new projects mein bhi, especially year-end ya festival offers mein, hidden discounts mil jaate hain. Plus, builder se direct deal karne mein transparency thodi zyada rehti hai. Resale mein brokers bahut manipulate karte hain aur paper work bhi headache hota hai.
Exactly! Humne bhi ek resale dekha tha Manimajra mein, seller ₹5L kam karne ko ready nahi tha. Bahut mushkil hai, sabko market rate chahiye.
