Secondary market deals Gurugram mein utni 'sweet' nahi hoti jitni lagti hain, right? I work in real estate but buying for myself is different. I'm eyeing a 3BHK in Sushant Lok II, maybe an older Rishika Green Global Llp project, around ₹1.8 Cr. On paper, it seems okay. But then you add stamp duty, registration, aur phir previous owner ka pending maintenance ya repair costs... lagta hai all-in cost new project se bhi zyada ho jaati hai. Plus, OC aur completion certificate ka status dekhna padta hai. Brokers toh bas deal close karte hain, asli kharcha baad mein pata chalta hai. Kya aap log ko bhi lagta hai ki resale mein negotiation ka scope limited hai after factoring in all these hidden costs? Any pro tips for finding genuine value?

Yaar, you hit the nail on the head! Resale ka yahi problem hai. I was looking at a place in Sector 57, a 2BHK, and the agent showed me this 'great deal'. But jab paper dekhe, pata chala ki society ke maintenance dues hi 3 saal ke pending the. Builder ne bhi OC abhi tak nahi diya tha. Itna toh new project mein bhi nahi lagta, all-in cost dekho toh.
