Resale market in Noida is a complete headache.

Trying to sell my 2BHK in Sector 137 for a bigger 3BHK, kids ke liye space chahiye. But current builder se NOC lene mein itni problem ho rahi hai, aur buyers ₹78L se upar nahi de rahe. Society ka maintenance bhi high hai. My wife is worried about kids' school admission. Is it always this tough to sell in Noida? Kya karein, hold karein ya negotiate?
