Resale properties in Noida are always a better deal than new ones
Spent the whole Sunday checking out options in Sector 36, especially some resale flats in Balaji Villas. Just moved into my 2BHK in Sector 78 a few months back, and my experience with a resale property was quite different. Honestly, negotiation margin felt way better. I managed to get almost 5-7% off the asking price, which new builders like Godrej or ATS rarely give these days, especially with prices rising near Jewar. But be careful, the *real* all-in cost for resale can still surprise you. Stamp duty and registration charges are fixed, of course, but interiors often need work. Plus, things nobody told me: some societies have huge transfer charges or outstanding maintenance dues from previous owners. Always check the OC properly for any hidden legalities. Is it just my experience, or are secondary market deals usually more flexible in terms of price in Noida? Hope this helps someone looking to save some lakhs.
