Spent the whole Sunday checking out options in Sector 25, Noida Extension. Visited a Strategic Developers project, and honestly, the new launch pricing just felt... high. I work in real estate, but buying for my own family, I'm really looking at the *true* all-in cost, not just the base price. Builders quote one thing, but with PLC, parking, and all the hidden charges, it quickly crosses 1.2 Cr for a 3BHK. I'm seriously considering secondary market deals now. Dekho, builders won't budge much on price, maybe 1-2% if you're lucky. But on resale, especially for a slightly older society, I feel like there's more room to negotiate.
