Resale property: Uncovering true costs
Did a site visit to Ambience Malls DLF Farms last weekend, checking out some resale 3BHKs. Honestly, asking prices are high for secondary market. Mujhe lagta hai negotiation ka scope new projects mein limited hota hai, but secondary market mein kya scene hai? Anyone recently managed to knock off a good chunk, like 8-10% in Vasant Kunj ya Greater Kailash? I'm looking at a 3BHK around ₹3.5 Cr, but seller isn't budging much. Aur hidden costs ka kya? Builder se direct mein PLC, floor-rise pata hota hai, but resale mein stamp duty aur registration ke alawa aur kya unexpected kharche aate hain? I'm trying to calculate all-in cost for a 3BHK in Saket. Koi experience hai ispe? Is it still possible to find underpriced assets in established South Delhi areas like Saket ya Punjabi Bagh, or is that a myth now? My previous investments were in pre-launch, but secondary market ka ROI calculate karna mushkil lag raha hai, with these high asking prices. Opinions please.

Yaar, you hit the nail on the head! Resale mein negotiation ka scene sach mein tough hai. I was looking at a 3BHK in Alaknanda and the seller was quoting a price that was barely 2-3% less than a brand new project in a comparable area. Hidden costs toh alag hi headache hain, especially with all the legal checks you need.
