Resale reality builders won't tell you

I'll be honest — I work in real estate but buying for myself is a whole different ball game. Builders promise amazing ROI and easy exit, but resale market ka ground reality kya hai? Especially in areas like New Chandigarh ya Mohali (Sector 69-71). I'm considering a 3BHK, around ₹1.5 Cr, maybe Godrej Properties ya Sushma Buildtech. But yaar, will it actually be easy to sell after 5-7 years with white money? I've seen clients struggle finding genuine buyers, even for properties in Aerocity. Is the resale market healthy for this segment? Or is the market mostly for end-users, making reselling tough? What's one thing you wish you knew about selling property here?
