Ajnara’s older projects have better resale than Amrapali, right? Kids have moved out, don't need such a big place anymore. Want something manageable near a good hospital. Amrapali toh... kya bolu. For a good hospital nearby, look at sectors 50, 51, 52. Easy access to metro too.
Ultimately, it's a calculated risk. Do your research, check the builder's history, and factor in location and amenities.
So, what did you finally decide? Did you sell your Ajnara property?
Moral of the story: Ajnara is generally better for resale than Amrapali, but do your due diligence before buying or selling! Market conditions matter too.
Agree with the original poster. Ajnara is a safer bet for resale. Amrapali... avoid at all costs.
Don't forget to factor in the stamp duty and registration charges when calculating your returns from resale.
Good point about the location playing a crucial role (Sector 119 vs 75). I was referring to Ajnara Ambrosia vs older Amrapali projects in Sector 76.
Rates are going up in Noida Extension due to the new metro line. Keep that in mind when selling.
Has anyone considered Godrej projects? How do they compare in terms of resale value in Noida?
What's the expected resale price for a 3BHK in Ajnara Integrity, Sector 22? Anyone sold recently?
@U13 Check on NoBroker or Magicbricks. You'll get an idea of the prevailing rates. Sector 22 is a good location, so you should get a decent price.
I think it's about peace of mind too. Even if Amrapali offers slightly cheaper, the hassle of dealing with legal issues and incomplete amenities is just not worth it.
Totally agree. I'd rather pay a premium for a builder with a clean track record.
RERA registration number check kiya kya? Before buying or selling, always verify on the RERA website.
Mera toh personal experience kharab raha Ajnara ke saath bhi. Possession mein late kiya tha. But resale value was still okay.
Bhai, resale value is also about location. Sector 119 is better than Sector 75 for resale, regardless of builder.
What about Supertech? How do they compare to Ajnara in terms of resale? Anyone have experience selling in Supertech Emerald Court?
@U9 Supertech is also facing similar issues as Amrapali. Lots of delayed projects. Ajnara is still slightly better.

Current market is up, so even Amrapali might fetch *some* value. But Ajnara will still give you better returns, no doubt.
Totally agree. Ajnara Green is way better maintained than any Amrapali project I've seen. Amrapali toh bas naam ka brand tha. Resale value is definitely higher.
Haan bhai, Amrapali ka toh bura haal hai. Heard so many horror stories about delayed possessions.
@U2 Delayed possession is one thing, but the quality of construction is also questionable. Ajnara's older projects, at least, have stood the test of time.
Don't agree completely. Depends on the specific Ajnara and Amrapali project. Ajnara Homes is not comparable to, say, Amrapali Sapphire. Which project are you comparing exactly?
Ajnara scores only because Amrapali projects were left incomplete and in shambles. Completion certificates and OC are also a big factor in resale value. Sector 74 mein toh bura haal hai.
Exactly! OC nahi hai toh resale value gir hi jaati hai. Banks don't even give loans easily.
My experience: sold my Ajnara Daffodil flat in 2022 for almost double what I bought it for in 2015. Amrapali mein toh investment doob hi jaati.
