Sector 44 — Pushpak Society mein just move kiya. Log Omaxe Gardenia ko bahut hype karte hain, but uska resale value long-term mein utna strong nahi lagta. Honestly, Reputed Builder ke projects, like mera Pushpak, end-user ko way better appreciation dete hain. Omaxe sirf investor ke liye theek hai, end-user ko kaun fayda dega? Change my mind.

Agar resale value ki baat ho rahi hai toh what about areas like Mullanpur Garibdass or Manimajra? Wahan kuch projects hain jo seem promising. Kya unka long-term potential Omaxe se better ho sakta hai for end-users?
Mullanpur is definitely on the radar for appreciation, but be wary of projects that are still in very early stages, especially in areas like Rasulpur. Sometimes the promised infrastructure takes ages. For resale, connectivity and established amenities play a huge role. Omaxe Gardenia has that, but at a premium. It's a trade-off between immediate amenities and future potential, and your personal risk appetite. Don't put all your eggs in one basket based on hype alone.
Market correction sounds good! Need to check it out.
Mullanpur Garibdass ka potential toh definitely high hai, especially with the upcoming infrastructure and proximity to Chandigarh. But prices have already shot up quite a bit in the last 2 years. Manimajra is more established, but mostly older societies ya high-end luxury projects hain. For a budget-conscious first-time buyer, both have pros and cons. Current market conditions show a slight correction, so maybe a good time to negotiate in Mullanpur.
See, Omaxe Gardenia may seem investor-centric, but that also means high liquidity. Jab aapko bechna hoga, you'll find buyers easily because of the brand name and established market. Plus, the amenities and construction quality are usually top-notch. For a first-time buyer, peace of mind is also a factor, right? You don't want to worry about construction delays or legal issues, which smaller builders sometimes face. The 'reputed' builder with 0 projects sounds a bit risky to me.
Exactly! Hidden costs bahut hote hain. Budget pura hil jata hai.
Liquidity is important, but Omaxe mein cost bhi toh dekho! Budget mein rehna bhi toh zaroori hai. Maintenance charges bhi bahut high hote hain big projects mein, jo first-time buyers ko hit karta hai.
Bhai, you are absolutely right about the hype vs. reality. My cousin bought a 2BHK in New Chandigarh, a project by a local builder, not a big name like Omaxe. Initially, sab bol rahe the, 'Why not Omaxe?' But within 3 years, his property value appreciated almost 40% because of the actual demand from families moving into the area for schools and connectivity. Omaxe Gardenia is good, no doubt, but sometimes these 'reputed' local builders understand the end-user market better.
Usne 'Prime Residency' mein liya tha. But I think woh ab out of budget ho gaya hoga. Point is, small builders sometimes deliver better for end-users, provided they have a good reputation locally. Always do your homework.
Wow, 40% is great! Which local builder was this exactly? I'm trying to find similar options.
Pushpak Society? Reputed Builder? Maine toh kabhi suna nahi inke baare mein. Kya aapke paas koi specific details hain? Jaise RERA registration ya pehle ke projects? First-time buyer hoon, thoda nervous rehta hoon naye builders se.
Haan, same question. Reputed Builder ka track record kya hai? I'm also looking for something reliable.

Totally agree with you! Omaxe Gardenia ka naam toh bahut sunte hain, but budget mein woh fit nahi baithta. Plus, end-user ke liye future appreciation bhi toh dekhna padta hai na?
