My landlord just hiked the rent again, honestly fed up of renting. Finally taking the plunge, looking for a 2BHK in New Chandigarh. Budget is around ₹80-90L. I'm seeing a lot of new projects, but also some resale flats, including in Manohar Singh and Company's developments. Not sure which way to go. Is the secondary market actually better for buyers here? I'm wondering if you can negotiate more on resale flats compared to new builder inventory. Or do they still have all those hidden charges like PLC and floor rise premium built into the 'resale' price, even if it's not directly from the builder? Trying to figure out the true all-in cost. What's your experience? Which option offers better value right now?

Totally understand your pain with rent hikes! New Chandigarh is booming. Resale seems tricky, but maybe better for negotiation. What's the general consensus on negotiating power for resale flats vs. new builder inventory? Any hidden charges to watch out for in resale?

Negotiation is definitely easier in resale. Builder toh fix rate pe hi adde rehte hain, especially for new launches.
