₹2.5 Cr for a 3BHK near Sector 54 feels steep, especially for a resale flat. My kids have moved out, so I'm selling our big home and looking for something manageable, maybe a 2BHK or compact 3BHK. I need a good society with an elevator, low maintenance, and hospital proximity in Gurgaon. I've seen some Bestech projects, but new property prices are really up, especially along Golf Course Ext Road. I'm wondering if negotiating is easier on resale properties compared to new ones? It feels like builders won't budge much, even on spot discounts. What's the community's experience? Should I work with a broker for resale deals, or try to find direct owners? Who gives the better deal in Gurgaon?

Totally relate, yaar! Sector 54 side toh prices out of control ho gaye hain. I was looking near Airport Road for a 2BHK, and even resale flats are quoting crazy. Builders toh bilkul sunte hi nahi, they just show you the 'fixed price list' and expect you to cough it up. Negotiation on new properties is almost zero these days, especially in good projects.
