Resale woes in Sector 78: My Godrej Nest experience

Visited a few brokers in Sector 78 last week trying to offload my 2BHK in Godrej Nest. Bought it for ₹95L two years back, expecting good appreciation with Jewar Airport coming up. Now they're quoting barely ₹1.05Cr. Is the resale market really this slow? Feeling stuck, tbh. Anyone else facing this in Noida?
