₹5 lakh extra for reserved parking at Casagrand Zaiden. Investors, does lottery-based parking really impact resale value or tenant attraction? Bengaluru mein, kya ye common hai?

Dekho bhai, parking is definitely a pain point now. Builders know people need cars, especially in areas like Bengaluru where public transport connectivity isn't always great for last-mile. Casagrand Zaiden ka overall value dekhna padega. RERA number U5 ne pucha tha, toh woh PRM/KA/RERA/1251/310/PR/120423/005862 hai. Possession May 2026 hai, kaafi time hai abhi. But 286 units hain, sabko parking chahiye hogi. Resale pe toh definitely impact hoga agar parking ka issue raha, tenants bhi prefer karte hain dedicated spot. So, 5L for lottery parking is a huge risk.
76-77L for a flat and then another 5L for parking? Bengaluru market is getting absolutely crazy. Is Zaiden even in a prime location to justify this kind of pricing? What about the amenities, are they justifying the overall cost, or is it just the brand name?
I was looking at Casagrand projects too, but this parking thing is a red flag for me. My cousin booked in Aavalahalli, same builder, they faced issues with possession delays and hidden costs later. Casagrand Zaiden ka RERA number kya hai? Kya ye legally allowed hai itna charge karna for parking, especially when it's lottery-based?
U11, point taken. But the bigger issue is the lottery system. How can you charge 5L for something that's not even a fixed asset? Plus, possession is May 2026. Given their past record, delays are highly possible. That's a long wait for an ongoing project with such a high 'hidden' cost.
U5, Casagrand Zaiden ka RERA number PRM/KA/RERA/1251/310/PR/120423/005862 hai. Parking charges allowed hain by RERA, but 5L seems exceptionally steep for this price range (₹76 L – ₹77 L).
Haan bhai, Casagrand Zaiden ki parking sunke toh mera bhi dimaag ghoom gaya. Mere friend ne Adigara Kallahalli mein liya tha, wahan bhi 3.5L maanga tha for a single spot. Bengaluru mein ye trend ban gaya hai, har builder chahta hai parking se extra kamana.
Sahi baat hai, security bhi issue rehta hai agar fixed spot na ho. Meri cousin ko Aishwarya Crystal Layout mein yahi problem face hui thi.
U6, lottery ka matlab hai ki aapko specify nahi karte ki kaunsi spot milegi. Bas ek number de denge, aur woh randomly assign karte hain. Resale value pe impact toh padega hi agar parking clear na ho aur dedicated spot na mile. Tenant bhi prefer karte hain dedicated parking, especially if they have a good car.
Lottery-based parking ka kya matlab hai? Kya guarantee ki milega? Yeh toh aur bada scam lag raha hai, poore पैसे leke bhi uncertainty.
₹5 lakh for reserved parking is insane! Yeh toh seedha loot hai. Casagrand Zaiden mein toh sab kuch overpriced lag raha hai waise bhi. Kahan se justify karte hain yeh log itna price?
Exactly! Luxury nahi, compulsion hai ab. Budget bigad jaata hai isse. Pehle se hi home loan ka tension, upar se yeh extra costs.
Totally agree! Builders are just finding new ways to squeeze money. I saw similar tactics in Akshayanagar for a project there, but 5L is just too much, especially when the flat itself is 76-77L.
