Rethinking Saini Bhawan's investment potential
Okay I'll say what no one says but after moving into Saini Bhawan last month, I'm honestly rethinking the 'great investment' pitch. Possession was a mess, yaar. The rental yield they promised? Bilkul nahi mil raha. Price trend bhi utna boost nahi hua jitna bola tha. Matlab, iska ROI potential overhyped hai ya meri expectations galat hain? Change my mind.

Bhai, ye sab builders ki marketing strategy hoti hai. They always over-promise on ROI and under-deliver on everything else. Especially in a volatile market like ours, you have to be super careful. Always check RERA filings, builder's past projects, and talk to existing residents before booking anything. Don't just go by fancy brochures.
Is the price range of 50L to 8 Cr even realistic for the 'investment potential' they claim? What kind of properties are these, 1BHK or villas?
U9, you're right about the supply. The current market in Chandigarh and its periphery is seeing a lot of new inventory, especially in the affordable and mid-segment. This naturally puts pressure on rental yields and appreciation, unless the project has a very unique selling proposition or is in a prime, established location. Saini Bhawan, unfortunately, is in a developing pocket, so the 'premium' pricing for some units and the lower demand for smaller ones is a mismatch. This affects the overall ROI for the entire project.
Exactly U9! Hum budget buyers ke liye toh 50L bhi bahut badi investment hai. Agar usme bhi return na mile, toh kya fayda?
U4, jo 50L wale hain, they are mostly compact 1BHKs or studio apartments. Aur jo 8 Cr tak jaate hain, woh toh luxury Penthouses ya 4BHK villas hain. Problem ye hai ki 50-70L ki range mein supply bahut zyada hai is area mein. Log Mullanpur Garibdass, ya even Mohali prefer kar rahe hain kyunki wahan infrastructure better develop ho raha hai. Saini Bhawan ka niche wala segment struggle kar raha hai.
Meri bhi same kahani hai, but with a different project near New Chandigarh. Builders promise the moon, but deliver dust. They show fancy brochures, high projections, but ground reality is totally different. I bought a 2BHK thinking I'd get good rent from IT professionals, but the office parks are still developing, and connectivity is an issue. Now I'm stuck with an EMI and an empty flat. Saini Bhawan ka naam toh pehle bhi sun chuka hu for delays.
What exactly was the mess with possession? And rental yield, are you saying zero or just very low? Thoda detail mein batao please, this was on my shortlist, aur ab toh pura mind change ho raha hai.
U6, Manimajra mein kya price chal raha hai abhi? Saini Bhawan ka 50L-8Cr range toh bahut broad hai, but jo units 50-70L mein hain, unka kya haal hai?
Haan, U6 is right. Main bhi sun raha tha ki construction quality mein issues hain. Mera ek dost dekhne gaya tha, usne toh mana kar diya.
U2, bhai, possession date pe date mili. Original agreement se 8 mahine late. Aur jab mila bhi, finishings substandard thi. Rental yield toh bilkul nahi hai, maine ek agent se baat ki thi, woh keh raha hai ki Manimajra mein bhi better options mil jaayenge, Saini Bhawan mein demand hi nahi hai utni. Sirf high-end units ka thoda hai, baaki sab khaali pade hain.
Sahi keh rahe ho, OP. Main bhi soch raha tha Saini Bhawan ke baare mein, but ab toh darr lag raha hai. Investment potential toh tab ho jab basic promises meet hon. Hum first-time buyers ke liye har penny count karti hai.
