Retirement flat hunt: Marshal Green View
Last year, after selling our big house, we're now looking for a smaller, manageable flat. Marshal Green View interested kar raha hai. Brochure mein toh full power backup aur 24/7 water supply ka promise hai. But ground reality kya hai? Senior citizens ke liye full flat backup bahut zaroori hai, common area lights se kaam nahi chalega. Water pressure aur tanker dependency ka kya scene hai? Anyone living there, please share your experience.

Bhai, Marshal Group ka track record mixed hai. Alpha II Greater Noida mein bhi inke kuch projects hain jahan amenities ko lekar bahut issues hain. Brochure mein jo likha hota hai, woh mostly fantasy hoti hai. Especially water pressure aur power backup, ye do cheezein toh builders sabse pehle cut karte hain cost-cutting ke liye. My advice: physically check everything, don't rely on sales pitch.
My uncle bought a flat in Ajayabpur, same issue. Builder promised 24/7 power, but it's just a common area generator. Even
U4, you're spot on. Noida mein real estate ka scene abhi tricky hai. Older projects, even with good locations, struggle with resale value if amenities are not top-notch. ₹41-46 L for a 2016 project, without full power backup, is on the higher side now. New projects in the vicinity offer more modern amenities for similar or slightly higher prices, attracting buyers.
Dekho, project toh 2016 ka possessed hai. Price range ₹41-46 L, jo us time ke hisaab se theek tha. But ab 8 saal ho gaye hain. Maintenance charges kaise hain? Aur sabse important, jo power backup aur water supply promise kiya tha, woh pura milta hai ya societies ki tarah generator chala dete hain bas 2-3 ghante ke liye? Senior citizens ke liye continuous power aur water critical hai, common area lights se kaam nahi chalega, sahi baat hai.
Haan, U9 is right. Lifts bhi frequently stuck hoti hain power cut mein. Senior citizens ke liye dikkat hai.
Resale value itni great nahi hai, because it's an older project. Current market conditions in Noida favor new, ready-to-move-in projects. Older ones take a hit.
U8, U3 – Maintenance toh normal hai, but power backup sirf 2-3 hours ka milta hai, woh bhi limited points pe. Full flat backup ka toh sapna hi reh gaya. Water pressure thik hai but summer mein kabhi kabhi tanker mangana padta hai.
Haan, main bhi interested hoon is project mein. Location wise toh theek lag raha hai. Par water pressure aur tanker dependency ka issue bahut common hai Greater Noida mein. Kya yahan bhi wahi haal hai? Koi resident bataye please.
Marshal Green View? Naam toh accha hai, but brochure claims pe kitna bharosa karein? Full power backup aur 24/7 water supply toh har builder bolta hai. Senior citizens ke liye ye promises ground reality mein kitne true hain, ye jaanna bahut zaroori hai. Kahin common area lights tak hi na reh jaaye.
U7, Alpha I wale projects mein power backup aur water supply ka kya scene hai?
Actually, Marshal Group ke kuch projects Alpha I Greater Noida mein toh decent chal rahe hain. But Green View ka specifically pata nahi. Har project ka experience alag hota hai.
Sahi pakde ho bhai. Brochure mein sab gold hota hai, reality mein nickel.
