Reviewing Cerise Floors pricing left me with serious doubts
Was supposed to finalize my investment last week, but I'm hesitating on Central Park Cerise Floors. I work in real estate but buying for myself is different, and I know what builders don't tell you off the record. At ₹1.86 Cr to ₹1.94 Cr, is there any actual capital appreciation left, or are we paying peak prices already? My real worry is the exit strategy. In 4 or 5 years, will there be genuine secondary market liquidity for floors at this budget in Mohali, or will it be tough to offload? What are you guys seeing?

I was earlier checking properties near Baharampur Naya and Baliawas to compare prices. The whole Gurugram market is currently seeing insane asking rates because investors keep flipping paper allocations. Par hum jaise first-time buyers jo life savings daal rahe hain, hamara kya hoga agar market cool down ho gaya? That exit liquidity worry you mentioned is 100% valid, finding a buyer at 2.5 Cr in five years won't be easy.
Are the ground floors with basement going for the exact same 1.9 Cr bracket or is that only for upper floors?
Upper floors are roughly quoting around 1.9 Cr right now, but ground floor with basement demand is higher and dealers quote extra premium off the books. Honestly with 400 units being built, supply is massive so do not overpay.
Wait, why did the post mention Mohali? Cerise Floors is actually part of Central Park Flower Valley near Badshahpur on Sohna Road, Gurugram side. The RERA registration is 95, covering around 400 units in total. But what is freaking me out is the possession date, on paper it says 2022-07-01 and the status is still ONGOING. If it is already delayed past mid-2022, will the builder charge extra escalation costs from us buyers?
True, hidden charges like IFMS, power backup, and club registration can easily add another 10 to 15 lakhs at the final stage. My uncle got trapped with a similar shock last year.
Builder cannot legally ask for escalation if delay is on their part as per RERA rules, but they always invent hidden charges during handover. I visited the site last month near Badshahpur, work is moving but definitely behind schedule. Mera budget 1.5 Cr max tha, now stretching to 1.9 Cr feels like financial suicide if handover stretches further.

Bilkul sahi bola. Above 1.8 Cr, regular middle class tenants milna bohot mushkil ho jata hai.
Rental yield here will barely touch 2.5% to 3% yaar. If you are taking a heavy loan, you will end up paying double from your own pocket every month. It really scares me too.
