Reviewing NH-8 projects gave me serious monsoon worries
Token transfer ki deadline next week hai, but I'm completely stuck. I work in real estate but buying for myself hits different. NH-8 stretch pe ₹1.8Cr ka 3BHK lock karoon ya monsoon waterlogging ground reality abhi bhi bekar hai? Off the record batao.

Current Gurugram market is running on sheer hype, and end-users like us are taking all the stress while investors flip and exit. Just step back, talk to people who actually lived there through last July, and see if you can handle 10-15 days of annual mess for the remaining 350 days of good connectivity. By the way, did you end up transferring the token or are you asking for an extension from the sales team?
I really doubt builders give extensions once the unit is blocked, unke paas already backup buyers hote hain. Let us know what happens next with your token deadline.
Token refundable hai ya non-refundable? Check that clause first.
Bro, I saw a broker showing fancy brochures near Airport Road (Gurgaon side), but reality check during monsoon is totally different. The price tag looks tempting now, but resale will suffer if the location becomes viral on Twitter every rainy season. What did the local shopkeepers say about water levels?
True, shopkeepers always downplay it so footfall doesn't drop. Personally I feel if you have any second thoughts before token transfer, just hold back the cheque for 3 days.
Local shopkeepers will tell you it dries up in 2 hours, but don't trust them blindly. Last season my friend took 3 hours just to cross Rajiv Chowk towards the toll. I am in the same boat, saved every rupee from my salary, and one bad monsoon review ruins my sleep.
Bhai 1.8 Cr for a 3BHK on NH-8 sounds almost too decent in today's Gurugram market where decent builders are quoting 2.2 Cr plus, so that itself is making me nervous. Builder internal drains toh plan kar deta hai, but master storm water line connect hui hai kya? If main sector road gets choked, society ke underground parking mein backflow risk rehta hai. Even I was looking at options towards Badshahpur drain link, but locals told me ground seepage cracks basement walls over time. Really confused if we are compromising basic livability just for an expressway address.
1.8 Cr is huge money yaar, don't rush the token! I visited an apartment near Baharampur Naya last August right after rains, and entry road pe knee-deep water tha. Have you physically checked the approach road gradient during rain?
To answer your question, most newer sectors near the expressway still drain into open ditches that overflow easily. My budget is also around 1.7 Cr and hearing this makes me want to pause my search completely. It gives me terrible anxiety seeing people stuck on service lanes for 4 hours.
Baharampur Naya side is still a nightmare in July-August, I saw cars floating there last year. But wait, which exact sector along NH-8 are you talking about? Depending on the sector, drainage network thoda different hai.
