Brokers toh har project mein confuse karte hain, unka kaam hi woh hai. RG Group ke Sector 22-D mein, price point kya chal raha hai abhi? Noida mein market thoda slow hai abhi, especially for new projects with unproven track records. Builders are offering discounts on some ready-to-move properties in other sectors. Agar budget tight hai toh thoda negotiate karne ki koshish karo, ya phir thoda aur research karke kisi established builder ke project mein dekho, even if it's slightly older. Ye naye projects aur unke super area ka game thoda risky lagta hai is market mein.

Maine 3 saal pehle Alpha I Greater Noida mein ek flat liya tha, 15th floor pe, thinking views will be great. Upar se 75 rs/sqft ka premium diya tha. Abhi jab shift kiya toh pata chala ki lift wait time bahut zyada hai peak hours mein, aur top floor pe garmi bhi zyada lagti hai summers mein, AC bill badh gaya. Views hain but not spectacular enough to justify the extra cost. Agar abhi choose karna hota toh definitely lower floor leta aur woh paise interior mein lagata. Soch samajh ke lena, especially if budget is tight.

Super area mein carpet area ke alawa common areas (lift lobby, stairs, club house ka proportionate share, etc.) bhi add ho jaate hain. Ideally, carpet area should be at least 70-75% of the super area. Agar kisi project mein yeh ratio 60% se neeche hai, toh samajh lo ki common areas ke naam pe zyada charge kar rahe hain. Always ask for the RERA carpet area mentioned in the agreement, woh legal binding hota hai. Brokers toh sirf super area bata ke bade numbers dikhate hain.

Mere ek dost ne inke ek project mein book kiya tha Greater Noida West mein, 2 saal late delivery hui aur quality bhi compromise ki thi. Super area aur carpet area ka difference toh har builder khelta hai, but inke case mein extra cautious rehna. Brokers toh bas apna commission dekhte hain, unki baaton pe pura bharosa mat karna. Thoda background check kar lo yaar, loan pre-approved hai toh achhe se choose karo.
Haan U3, definitely issues hain. Maine Propmyna pe hi pehle ek thread dekha tha jahan logon ne RG Group ke Sector 150 project ke RERA deadlines miss karne ki complaints ki thi. Unka possession 2023 end ka tha, abhi tak kuch nahi hua. Sector 22-D naya hai, toh maybe they learned, but past performance matters. Check their RERA portal filings, wahan details mil jaati hain.

Totally agree with you! Mera bhi same experience raha hai ek dusre builder ke saath, unhone bhi 'super area' ke naam pe bahut bade sapne dikhaye aur carpet area nikla hardly 60-65%. Uske baad toh builder ne sunna hi band kar diya. RG Group ke baare mein bhi similar complaints suni hain, especially for their projects near Ajayabpur. Be very careful.
