Been renting for 7 years now, fed up of paying EMI to someone else. Finally taking the plunge. RG Pleiaddes dekh raha tha Noida mein. Brochure mein toh sab kuch super-premium lag raha hai. But site visit pe construction quality dekh ke thoda doubt hua. Walls mein finish ka issue, fittings loose... Yeh sab common hai kya? Kya builders aise hi hand over karte hain? Kya after possession cracks, seepage jaisi problem aati hai? Aur maintenance charges bhi itne high hote hain, uske against service kaisi milti hai?

Guys, construction quality issues toh common hain, but RG Pleiaddes ke case mein, agar itna doubt hai, toh kisi independent inspector se pre-purchase inspection karwa lo. RERA number check karo, builder ka past record dekho. Jaldi mat karo.
U1 ne maintenance ka point bhi uthaya tha. Kya sach mein builders high maintenance charges lete hain aur service zero hoti hai? Is there any way to check their service record beforehand?
Possession date 2029-09-09? Itna late? Builder time pe deta bhi hai kya?
U7, sahi pakda hai. Mere cousin ne bhi Alpha-II Commercial Belt ke paas ek project liya tha, RERA date kuch aur thi, actual possession 2 saal late mila. Upar se penalty bhi nahi mili theek se. Builder log bas dates extend karte rehte hain. RG Pleiaddes mein total units bhi sirf 58 hain, chota project hai, toh funding issue ka risk bhi ho sakta hai.
U6, wahi toh dikkat hai. RERA number toh UPRERAPRJ415309/09/2025 hai, but possession date 2029 dikha rahe hain. Yeh mismatch kyun? Builder RERA date se bhi delay kar sakta hai. Be very careful.
RG Pleiaddes ka price range kya chal raha hai abhi? Noida mein rates toh sky-high hain.
Haan U4, exactly! Ye log sirf brochure mein dream dikhate hain. Maine bhi Alpha I Greater Noida mein ek project dekha tha, similar price range. But after seeing the actual site, I backed out. Current market mein itna investment karke low quality mile toh pura paisa waste hai. Interest rates bhi upar ja rahe hain, so EMI bhi bhari padegi.
U3, RG Pleiaddes ke liye toh ₹1.4 Cr – ₹1.9 Cr bata rahe hain. Bhai, bohot high side pe hai yeh. Iss budget mein toh Alistonia Estate ke paas bhi kuch dekh sakte ho.
