RHomes Ramprastha Avenue: My premium justification dilemma
Since last year, I've been seriously looking at 3BHKs in Ghaziabad. Currently in a 2BHK in Vasundhara, thinking of upgrading, budget around ₹1.1 Cr. I visited RHomes Ramprastha Avenue recently and it looks promising, but the premium feels a bit high. For those who've bought there or know someone, what's the actual construction quality like post-possession? I'm worried about plaster issues or seepage later. Also, do they deliver on all the promised amenities, or is it mostly for show? I've heard some builders in Crossings Republik skimp on that. And what about maintenance charges after possession? Are they reasonable or do they become a huge burden? I already have a home loan, so need to factor everything in. Is the price jump really worth it for RHomes, given other options in Indirapuram? What's the word-of-mouth on them?

Dekho, Ghaziabad mein builders ka track record mixed hi rehta hai, especially in areas like Crossings Republik and even parts of Indirapuram. Miraabliss LLP is a relatively new entity for this specific project, pehle unka naam kuch aur tha for other ventures. Always check builder's past projects under all their registered names and their RERA status. Don't just go by fancy brochures. A 1.1 Cr budget can get you a good 3BHK in established societies in Indirapuram or even some parts of Vasundhara if you negotiate well. Don't fall for the 'premium' tag blindly without solid proof of quality.
Sahi kaha. Especially post-COVID, market conditions are favouring buyers more now. Negotiations are key. Vasundhara mein bhi achhe options mil jaate hain agar thoda explore karo, maybe even a bigger 2BHK or a better-located 3BHK.
Original poster, did you check out any projects near Abhay Khand? Some new ones are coming up with similar specs but maybe better pricing. Also, what about the exact per sqft rate RHomes quoted? Is it including all charges (IFMS, power backup, club membership) or just base price? That makes a huge difference.
Abhay Khand mein options hain but connectivity is still a bit of a pain compared to Ramprastha Avenue, especially if you commute towards Delhi. RHomes ka rate usually all-inclusive bataate hain but then add on IFMS, power backup, club membership, parking, etc., which can add 5-7 lakhs easily. Maintenance charges for similar projects in Crossings Republik are around ₹2.5-3 per sqft, so expect something similar or slightly higher for RHomes. Factor in at least 5-7k per month just for maintenance.
Dekho, RHomes Miraabliss LLP ka record Ramprastha Greens mein bhi kuch khaas nahi tha under their previous entity. My uncle booked there, delays toh bohot hue. Quality bhi average hi nikli, especially plaster cracks after 2-3 monsoons. Amenities bhi adhe adhure the. Just check their RERA history for past projects, you'll get an idea. For 1.1 Cr, you deserve better than just 'promising' on paper.
Every builder has some issues, but the plaster problem is serious. My cousin got a flat in Indirapuram in a similar budget and had minor seepage. It's about how quickly they resolve it. RHomes customer service was decent for my colleague, but yeah, quality is a concern.

Yaar, I also checked RHomes Ramprastha Avenue. Premium toh hai, no doubt. My friend bought a 3BHK in Ahinsa Khand and even there the prices are stabilizing now. I'd say, don't rush. The Ghaziabad market isn't that hot anymore for such high premiums, especially for newer projects.

Bhai, premium toh bahut zyada lag raha hai. Maine bhi dekha tha, par budget se bahar ho gaya.
