Just moved into Sarai Sadar. Rising Group's possession was delayed, things nobody told me! Rent vs buy is hitting hard now. EMI is a killer. Should I have waited for ready-to-move? Or is under-construction still a better deal long term? What does the community think?

Rising rates are making ready-to-move even more expensive. Under-construction might be a better bet if you can wait.
Noida is a gamble. Some areas are good, some are bad. Do your homework and don't rely on builder promises.

I bought in Sector 78 three years ago. Price was good, but the area is still developing. Infrastructure is lagging behind. Lekin metro aa raha hai, hopefully things will improve.
Check amenities completion before booking, I made that mistake. Swimming pool is still empty after 4 years!
Possession mila kya? If yes, then fight for compensation for the delay. RERA mein provision hai.
Rising Group ka track record bahut poor hai. I know 2 people who are still waiting for possession after 5 years!

Which floor? Corner unit? These things affect resale value later on. Check the floor plan carefully.

RERA se kya hota hai? Builder toh phir bhi delay karta hai. Paper pe sab theek hota hai, ground reality alag hoti hai.
