Rising Group's last-minute charges: Is this normal?

My loan is approved but this one thing is holding me back on a property in Salarpur Khadar. I work in real estate, know the games, but still got hit with these 'documentation charges' from Rising Group at the very last minute. It's like 2.5 lakhs extra for a 2BHK near my ₹78L budget. Honestly, it feels like a total scam, eating into my potential returns. This kind of stuff makes me wonder about the actual value when it comes to resale later. Has anyone else faced this with them, or other builders in Greater Noida? What did you do?
