Sahi baat hai, RERA check karna important hai. But what about the amenities? The brochure shows a lot, but are they fully functional? Specifically, the swimming pool and gym. Aur parking ki kya situation hai, residents ko allotted parking mil jaati hai ya fight karni padti hai?
Haan, parking ka issue toh hai. Better to look for projects with dedicated multi-level parking. Like some new ones coming up near Alpha II, they're planning better parking solutions.

Sahi mein, parking ke liye toh 'fight' hi karni padti hai, jaise aapne poocha.

Mujhe toh location bahut achhi lagi. Connectivity wise it seems solid. Has anyone actually visited the 3BHK units? Are they spacious enough, especially the master bedroom? And build quality kaisi hai?
Spacious toh hain units, no doubt. But haan, build quality is just okay. My relative lives there, complained about some seepage issues after the first monsoon. Master bedroom area is decent, nothing extraordinary.

For long-term ROI, I'd suggest looking into sectors closer to Alpha I Greater Noida, where infrastructure development is still happening, ensuring better future prospects than a completed project that's already peaked.
Rental yield for 3BHK is barely 2-3% after maintenance. Current market mein demand thodi down hai, especially for older projects. Aur aapne pucha na Noida rent market kaisa hai, toh bata doon ki abhi thoda slow hai due to new projects.
Bhai, appreciation toh naam ki hai. Mere friend ne liya tha, stuck hai.
